The AV Standard — four Core Disciplines

Project Scoping & Procurement (Pre-Construction)

Before a single tool arrives on-site for your high-specification residential renovations across London and the Home Counties, we close off the two biggest risks in any project: hidden costs and contractors who price to catch you out. What we do: We turn your architect's design into a detailed, line-by-line scope of works — nothing vague, nothing left to interpretation. Our independent project management oversees the tendering process, sourcing vetted specialist trades from our trusted network. The value to you: Open, competitive pricing, so you see exactly what every trade and material costs — with zero hidden builder mark-up. Every trade we appoint for your luxury home transformations is then bound into a formal JCT contract, so their obligations are set in writing, not left to a handshake

Regulatory & Compliance Governance

Project Scoping & Procurement (Pre-Construction)

High-specification residential renovations often come with more red tape than many homeowners anticipate — and making mistakes can lead to fines, delays, or even a stop-work order. We offer independent project management, handling everything for you so you don't have to worry, wherever your project sits across London and the Home Counties. What we do: We serve as your single point of contact for every authority involved, coordinating with Party Wall Surveyors and submitting Building Control notices through approved inspectors. The value to you: Your property remains compliant and structurally sound throughout the process, which protects its resale value long after the luxury home transformations are complete.

On-Site Coordination & Logistics

Unorganised trades tripping over each other often result in delays for high-specification residential renovations, sometimes losing weeks in the process. We replace this chaotic approach with the kind of tight scheduling you'd expect on a commercial site, rather than a domestic one. What we do: We meticulously plan the site down to the day, sequencing exactly when structural steel fabricators, first-fix electricians, and plasterers are on-site — and when they hand over to the next trade. The value to you: Our independent project management ensures tight handovers, leading to a shorter build for luxury home transformations and eliminating the classic delays that can end up costing homeowners thousands.

Verification & Quality Control

On-Site Coordination & Logistics

We're your independent eyes on-site, ensuring that what you invest in high-specification residential renovations is precisely what gets built. What we do: We perform daily quality checks — verifying structural steel tolerances, auditing MEP (mechanical, electrical, plumbing) layouts before walls close over them, and confirming that fine details like architectural shadow-gaps are dead straight. The value to you: We scrutinize every trade invoice against the actual work completed to standard. You only pay for what's been signed off. If a trade cuts a corner, we catch it early and rectify it before it impacts your luxury home transformations.

Commercial-Grade Discipline, Applied to Private Homes

We founded this practice on a simple observation: the traditional domestic building model for high-specification residential renovations is broken. Too often, these projects suffer from disorganized trades, opaque pricing, and inadequate site management. Brilliant architectural designs get compromised during execution because clients end up acting as referees between competing contractors or trusting a builder who's left unsupervised on-site.

We chose a different path. As independent project managers and owner's representatives, we don’t employ direct labor, nor do we mark up materials—this means we firmly sit on your side of the table as your independent technical shield on-site.

Our Approach

We bring the same health and safety discipline, contractual rigor, and logistical sequencing used on large commercial builds into private, luxury home transformations. Backed by [your actual credentials — see note below], we treat a luxury renovation or complex extension with the same seriousness as a regulated commercial build—not as a casual domestic job.

Why Independence Matters

Our independence from the trades performing the physical work eliminates any conflict of interest. Our sole focus is to protect your investment, enforce your JCT contract properly, maintain an honest budget, and ensure that what is built on-site aligns perfectly with your architect's drawings.

We handle the noise, the red tape, and the trades—allowing you to focus on the most enjoyable part: watching your home come together.

Frequently Asked Questions

Everything you need to know before commissioning your project.

Are you a building contractor? How do you differ from a local builder?

No, we are independent Project Managers and Owner’s Representatives. Traditional builders employ their own direct labour and make margins by marking up materials—meaning their priority is keeping their workers busy and maximizing their own profit loop.

We do not employ direct labour, and we operate with absolute, open-book financial transparency. We sit firmly on your side of the table. Our only job is to source elite, vetted specialist trades for your specific project, enforce strict JCT contract compliance, and audit every invoice so you only pay for flawless, verified work.

Why shouldn’t I just hire a massive, corporate Project Management consultancy instead?

Massive corporate PM firms are built for multi-million-pound commercial schemes and high-rise developments. When they take on a residential project under £200,000, they charge exorbitant corporate fees and pass the day-to-day management down to a junior graduate who rarely steps foot out of a corporate boardroom.

By capping our project portfolio strictly at £200,000, our senior director personally provides daily on-site oversight. We don't just push paperwork from a distant office; we are physically on the ground managing tight tolerances, verifying structural engineering details, and handling logistics.

If you don't provide the labor, how do we find the trades for the build?

Over the last 15 years in construction site management, I have built a highly curated, trusted portfolio of elite subcontractors. Because these independent specialists know that my sites are meticulously organized, run under strict safety protocols, and have zero administrative chaos, they actively want to work with us.

I leverage this exclusive, long-standing network to run a competitive, completely open-book tendering process tailored specifically to your project. You get direct access to premium steel fabricators, certified MEP teams, and high-spec finish trades at true commercial rates—with absolutely zero hidden builder markups.

My architect offers contract administration. Why do I need independent project management?

Architects are masters of design and aesthetic vision, but they are rarely on-site to handle the brutal, daily operational realities of a build. They do not coordinate daily trade handovers, monitor temporary structural propping sequences, or handle sudden on-site logistical crises.

We act as the technical, protective bridge. We partner with your architect to ensure their high-spec designs are physically executed down to the exact millimeter, handling the heavy on-site operational noise so they can focus on design integrity.

At what stage of the project should I involve you?

The short answer is: the exact moment you start thinking about a new idea. You do not need to wait until you have drawings or permissions in place.

We can step in right at the very beginning to provide a free, no-commitment project feasibility plan. We will look at your space, analyze the layout potential, and give you an initial breakdown of potential construction logistics, budget ranges, and structural realities. If you don't have a designer yet, we can instantly connect you with our network of premier partner architects who specialize in high-end properties. By involving us on day one, we ensure your project is set up for flawless execution before a single line is drawn.

Do you manage the legal and regulatory paperwork, like Building Control and Party Wall agreements?

Yes, entirely. We act as your single point of coordination for all regulatory authorities. We work alongside trusted private Approved Inspectors to submit Building Control Initial Notices and collaborate with dedicated Party Wall Consultants to ensure all legal notices are served to neighbors well before a tool arrives on site. We compile all of this, along with your mandatory CDM 2015 Construction Phase Plan, into a comprehensive digital site file so your property remains completely legally compliant.

My renovation is inside a leasehold flat. How do you handle building management and neighbors?

Managing the immediate environment is just as important as managing the build itself. We take full responsibility for asset and neighbor protection. We coordinate directly with your building’s freeholder or management company to secure the necessary License to Alter (LTA). Once on site, we strictly enforce local council noise restrictions (such as localized quiet hours), implement heavy temporary protection over communal lifts and hallways, and maintain a pristine, highly organized site to minimize any disruption to your neighbors.

How are your project management fees structured?

We believe in absolute financial transparency, which is why our fees are completely separate from the trade costs. We do not hide our fee inside material markups or bloated trade quotes. Depending on the size, duration, and complexity of your project, we charge either a fixed monthly management retainer or a flat percentage fee of the total project value. This completely aligns our goals with yours: our only metric of success is delivering your project on time, on budget, and to a flawless technical standard.
